Host Terms

These Host Terms apply to everyone who lists a stay on HelloBalkan. They are part of our Terms of Service. If the two conflict, the Host Terms apply to hosts.

1. Becoming a host

You must be at least 18 years old and create a host account with accurate name, email and phone details. Tell us whether you act as a business or as a private person. We show this to guests where the law requires it.

2. Your listing

You must own the property or have the right to rent it out, including any permission from the owner, the building or the authorities.
Describe the stay honestly. Photos, address, map position, number of guests, rooms, amenities, price and house rules must be correct and current. The map shows the exact location of your stay.
Include any registration or licence number that the local law requires for short-term rentals.
Keep your calendar up to date, and block nights you cannot offer. You can sync it with Airbnb or Booking.com through the calendar link in the host panel.
Make sure the property is safe and fit to be rented. Working smoke detectors and basic fire safety are strongly recommended.

3. Review of listings

We check every listing before it goes live and may ask you for changes. We may refuse or remove a listing that is inaccurate, unsafe, unlawful or against our Terms.

4. Requests and bookings

Answer booking requests within 48 hours. When you accept a request, you enter into a binding rental agreement with the guest. Honour every confirmed booking and avoid double bookings. Use guests’ personal data only to handle the booking and to follow the law, and do not send them marketing without their consent.

5. Payments

Guests pay you directly. HelloBalkan does not handle the money and does not charge any commission. You decide how you are paid, and you are responsible for invoices, receipts and refunds to your guests.

6. Our fee

Listing is free at the moment.
When a fee starts, it is €49 per year for each host account, with no commission and no booking fees on top.
We will tell you by email at least 30 days before any fee starts or changes. If you do not agree, you can remove your listings and close your account before the fee applies.
You can ask for a full refund within 14 days of your first payment. After that the fee is not refundable. Prices include VAT where it applies.

7. Cancellations

Unless your listing clearly states otherwise, your guests can cancel free of charge until 14 days before check-in, as set out in the Cancellation Policy. If you want stricter or more flexible terms, state them in the listing. If you cancel a confirmed booking, you must refund the guest in full within 7 days.

8. Taxes and the law

You are responsible for following the laws that apply to your rental, including tourist tax, income tax, VAT, registration of guests with the authorities and local short-term rental rules. HelloBalkan does not give tax or legal advice. We recommend that you have insurance that covers rentals to guests.

9. Your content

You keep ownership of your texts and photos and give us a licence to display them as described in the Terms of Service. You must have the rights to everything you upload.

10. Ranking and visibility

By default, search results are ordered by how well a stay matches the guest’s search and filters, such as destination, dates, guests and price. Stays may be marked Featured. If we ever offer paid placement, it will be clearly labelled, and we will describe how it works here. Hosts do not get better placement through any hidden agreement.

11. Suspension and ending

You can remove your listings and close your account at any time. We may suspend a listing or an account, or end this agreement, if you break these terms, give false information, commit or attempt fraud, put guests at risk, or if the law requires it. We will tell you the reasons and give you a chance to respond. For an ordinary termination without cause, we give at least 30 days’ notice. We may act immediately where there is a serious breach, a safety risk or a legal duty.

12. Complaints about us

If you disagree with a decision, such as a removed listing or a suspended account, write to info@poppo.se and explain why. We review complaints carefully and aim to answer within 14 days.

13. Liability

You are responsible for your listing, your property and the stay you provide. You must compensate us for losses caused by your breach of these terms or by unlawful content. Nothing in these terms limits liability that cannot be limited by law.
